Amenities
~ Roads. Roads will maintained by VDOT
~ Water. Buyers will drill their own well
~ Sewage. All lots except 1,7,26 and A will have off-site drainfields. The developer will install the drainfield, the force main from the lot line, gate and check valves, and a meter box at the lot line. Buyer is responsible for its own septic, pump, connections and sewer line from dwelling to the meter box at its property line. Buyer will pay developer a sewage tap fee of $3,600 at closing. These lot owners will be a member of the "Force Main Association" with an annual fee of $60 for maintenance on the system.
~ Electric. American Electric Power will supply underground electric power service to the lot line.
~ Phone. Verizon will supply underground telephone service to the lot line.

~ Cable. Adelphia Communications will supply underground cable service to the lot line.
~ Docks. Buyer will be responsible for the design and construction of its own dock, located within the restrictions lines shown on the Plat of Subdivision. Developer will provide lots A/B and lots 22/23 a joint-use deeded boat slip ramp.
~ Property Owner's Association. All lot owners shall be members of the "Property Owners Association". Each lot owner shall pay annual dues of $140.00 to pay for maintenance of the Common Areas and the Entrance.

~ Restrictions, Covenants and Conditions. All lots are subject to the recorded "Mountain Shadow Cove Restrictions, Covenants and Conditions".

~ Golf. Sycamore Ridge Golf Club, a challenging 18-hole course, is open to the public with memberships available. Call the Pro Shop for information at 540-297-6490. The course is approximately 2 1/4 miles from Mountain Shadow Cove.
